Brookfield School is a relevant example as the timeline in which it was completed is very similar to what will be required for Roots Charter High School. Brookfield School tried to develop the campus without a developer for quite some time and finally realized that it wasn’t going to work without a development partner. The Boyer Company negotiated an open book deal with Brookfield School and quickly signed a lease in order to get the ball rolling. The Boyer Company was able to come in and close quickly on the ground (before construction financing was in place) because time was of the essence with this project. The required early equity infusion made this project happen. Without the financial flexibility that the Boyer Company has, this project would not have been completed. Although development in the state of California proved to be much more complicated than development in Utah, we were able to work through the necessary steps in order to make this a successful project.
