Boyer’s reputable portfolio of master-planned residential communities in Utah includes Holbrook Farms, a large residential community located off the 2100 N exit in Lehi. It is a massive joint project with Ivory Homes spanning 686 acres in Lehi, Utah. The project consists of 2,200+ residential units, 210 acres of commercial land, and 70 acres of open space. In addition to providing a variety of premier home types, there will be shops, restaurants, parks, and trails, all under on-going development. The success of Holbrook Farms serves as a development model for other projects because of quality design and construction, flow, beauty, and customer satisfaction.
The Boyer Company is the Air Force’s partner at Hill Air Force Base located near Layton, Utah. This partnership includes an eight-year initial development period for the design, development, construction, operations, and maintenance of 1,020 units spread over six distinct housing areas. Following the initial partnership in April 2005, Boyer was able to negotiate and close within five months of notification. The scope demonstrated the breadth of the Boyer team’s development capabilities by delivering 437 new units, 134 enhanced renovations, 428 minor renovations, and 14 historic renovations. Boyer provided the equity funding, bond financing, and overall development plan necessary to launch this successful project.
Residential and Multifamily Real Estate Developers
Nicholai Lazarev is a partner at The Boyer Company focused primarily on multifamily and build-for-rent residential development and acquisition opportunities. Nicholai works on all aspects of development including deal sourcing, project management, land entitlement, partnership structuring, capital markets, and construction management. Prior to joining the Boyer Company, Nicholai was a Director of Acquisitions at Foulger-Pratt, a vertically-integrated real estate development firm, based in their Southern California office. Nicholai focused on development and acquisition opportunities across the full range of multifamily product types in Utah, Southern California, and the Washington D.C. metropolitan area. Nicholai began his career with PEG Development, a Provo, Utah based real estate developer.

Spencer oversees acquisition, entitlement, construction, and sale of residential communities at The Boyer Company. He has worked with institutional and private land sellers to acquire over 5,000 multifamily and single family units. He coordinates with municipal, federal, and private agencies to secure necessary approvals for new communities. He also manages design and construction of horizontal improvements of these communities. Notable recent masterplanned projects in Utah include Holbrook Farms in Lehi, Ridgeview in Highland, Copperleaf in South Jordan, and Farmington Ranches in Farmington. Spencer also has experience developing and constructing for-rent townhomes, recent projects include Crestview Ridge Townhomes and Holbrook Townhomes.

Ryan Simmons brings a diverse background in real estate development, acquisitions, and asset management to The Boyer Company. Ryan works on all aspects of development from deal sourcing, project management, leasing, partnership structuring and construction management. Prior to joining The Boyer Company, Ryan worked as a Senior Vice President of Development with HP Investors, a San Diego based private equity firm. Ryan focused on long-term urban and infill real estate investment and development primarily in San Diego, Los Angeles, and the Oakland areas. Ryan began his career with PEG Development, a full-service real estate development firm, where he developed all asset classes including retail, multi-family, and hospitality.
